January 2017 - Thumbs up!
The good news is that more homes sold and for a higher average price in January 2017 than in January 2016. The “not so good news” is, it took longer to sell a home in 2017 than it did in 2016. This is known as Days on Market (DOM).
January 2016 - Comparison
According to the Pulaski County MLS, 25 homes sold in January 2017 at an average sells price of $146,039 compared to only 21 homes selling in January 2016 at an average sales price of $136,047. That is a $10,000 increase, in average sales price, in one year with 4 more homes selling. However, it took 111 days (3 months, 11 days) to sell your home in 2017 and only 81 days (2 months, 21 days) in 2016.
Does Number of Bedrooms Matter?
To further analyze the market in January of both years, I broke the sales down into "what type" of homes sold. The analysis shows that more 3 bedroom homes sell, at an average of 12 per month, compared to 4-bedroom homes, with an average of 10.5 per month. This would tell a consumer that a 3 bedroom home, priced around $146,000, has a better chance of selling than other type or priced homes.
